Air Conditioning & Heating
We agree to provide you with a qualified Service Technician to inspect your Heating and/or Air Conditioning equipment. The maintenance services to be performed under this Agreement include one Precision Tune-up and Professional Cleaning per year for heating-only equipment, or two Precision Tune-ups and Professional cleanings per year for combination heating and air Conditioning Equipment.
Each Tune Up May Include:
· Test Refrigerant Charge
· Inspect All Visible Wiring
· Check Contactor And Controls
· Checking All Electrical Connections
· Clean Condenser Coil
· Check Thermostat Operation
· Check Condensate Drain
· Test Condensate Pump (Where Applicable)
· Inspect Exposed Line Set
· Visually Inspect Emergency Drain Pan (When Applicable)
· Check Filters
· Check Blower Motor
· Inspect & Clean All Burners
· Inspect Boiler Block & Castings As Visible
· Test & Clean Low Water Cutoff
· Test Pressure-Trol
· Clean Pig Tail Assembly
· Check Draft & Flue Piping
· Inspect Ignition & Starting Operations
· Inspect Boiler Fill Valve
· Flush Out Boiler Sediments
· Check Pumps & Zone Valves
· Inspect Return Piping & Hartford Loop
· Inspect Return Vents
*Additional refrigerant, leak detection and repairs are NOT included in this Agreement.

Emergency Care:
In support of the services set forth above, we will respond on site to any emergency repair concerning the listed equipment. Our standby technicians are available 24 hours, 7 days a week, on a first come first served basis.
